That was a first-time seller in Danville, and I will not pretend every sale moves like that one. But it is what happens when the price, the photographs and the prep are right before the sign goes in the yard. Most of the work that decides your outcome happens before anyone walks through the door.

You have never sold before

You will get more questions than you expect and most of them are ordinary. What to fix and what to leave. What an offer actually says. Which requests after inspection are reasonable and which are worth pushing back on. Ask me the one you think is too small.

02 · From a distance

You are not in Kentucky

I have closed a sale for an owner who was out of state for the whole thing, which means coordinating the contractors, the staging, the showings and the paperwork so you are not flying in for any of it. You will know where things stand without having to ask.

03 · Both at once

You are buying and selling

The hardest part is rarely either transaction. It is the timing between them, and whether you end up owning two houses or none. Several of my clients have done both with me in the same season, which is the only reason I know where that sequence usually breaks.

Pricing it honestly

I would rather tell you a number you do not like in week one than watch a listing sit and go stale. A home that has been up for ninety days negotiates against itself.

Getting it ready

Which repairs return more than they cost and which ones you can skip. I have the contractors, and I have used them enough to know who shows up.

How it gets seen

Professional photography on every listing, video where it helps, and the social side handled by people who do that for a living. I write the description myself, because nobody else knows what I noticed walking through it.

The nit-picky part

After the inspection comes a list of requests. Handling that well is most of the difference between a sale that closes and one that falls apart in week five.
