Magnolia Pointe

Magnolia Pointe is a new construction neighborhood in Richmond, and it is the kind of place that rewards walking through before you decide. The streets are quiet and tree-lined, there is a dog park and a playground, and it sits close enough to Richmond for a weeknight errand while keeping the Lexington commute reasonable.

A second subdivision entrance is in the works, which will ease traffic through the existing one.

What gets built here

Mostly one-and-a-half-story homes: everything you need on the main level, with a bonus room upstairs that works as an office, a guest room, or nothing at all if you would rather not climb the stairs. Split bedroom layouts are common, which keeps the primary suite away from the other bedrooms.

Lots run around a fifth of an acre. The back side of the neighborhood has the pond-view lots, and those are worth asking about early because they do not come up often.

What I would look at

The lot before the floor plan. A pond view or a treeline behind you is not something you can add later. The house can be adjusted; the lot cannot.

Whether the basement is a walkout. Some of these homes have full unfinished walkout basements, which is real future square footage rather than storage you will resent.

The HOA covenant. There is an HOA here. Read what it says about fences, outbuildings, and what can sit in a driveway before you fall in love with a lot.

Timing against the second entrance. Worth knowing where it will come through relative to the lot you are considering.
