A home in Shiloh Cove, Richmond, KY

Shiloh Cove sits off US-25S, which puts it in a genuinely useful spot: quick to I-75, positioned between Richmond and Lexington, and about fifteen minutes from Hamburg Pavilion. If you work in one city and live in the other, this is the kind of location that makes that arrangement bearable rather than a daily negotiation.

The lots are the draw. They run larger than most new construction nearby, from about a third of an acre up to six-tenths, and several of them back to a treeline rather than to another house.

What gets built here

Craft Construction builds here, and what they build are single-story ranches: cathedral ceilings in the main living space, stone gas fireplaces, quartz counters and walk-in pantries, with split-bedroom layouts and covered porches front and back on several of the plans.

The detail I point out most often: on some plans the laundry room connects directly through to the primary closet. It sounds minor until you have lived with it, and then it is the thing people mention.

What I would look at

Which lot backs to the treeline. Not all of them do, and the difference in how the house feels is larger than the difference in price.

Get in early enough to pick finishes. Buyers here have been able to select interior finishes through the construction process. That window closes, and it closes earlier than most people expect.

Whether there is conditioned storage below. Some of these homes have a conditioned area beneath the house that works as hobby or project space. It is not a basement and it is not marketed like one, so ask.

Go to the rough-in walk-through. Plumbing and electrical are in but the walls are not closed up. It is the cheapest moment to catch a problem, and I tell every buyer not to skip it.

What I have sold here

Two Craft Construction ranches, on two of the better lots, closing at $425,000 and $484,500. I currently have two more listed here between $499,900 and $550,000, including the lot next door to one I sold.

If you are considering Shiloh Cove, ask me before you walk it. I can tell you which lots I would take and which I would not.
