Buying
A first house and a
$1.3 million one.
I have represented buyers at both ends of that range and the work does not really change. Find out what you are walking into before you commit to it. Most of my clients are buyers, and most of those were buying for the first time.
01 · First time
Never done this before
Then you are in the majority here. The parts that feel intimidating are usually the parts that are just unfamiliar, and I would rather over-explain than have you nod along. Ask me the question you think is too basic.
02 · Building new
Buying something unbuilt
I work with the builders in Richmond regularly and I sit with clients through selections. Go to the rough-in walk-through. Read the HOA covenant before you fall in love with a lot. Pick the lot before the floor plan.
How a build actually goes →03 · Moving here
New to Central Kentucky
I have worked with buyers relocating from out of state and closed deals for people who could not be here in person. If you do not know Lexington from Nicholasville yet, that is a normal place to start.
What that actually means
The unglamorous parts
are the job.
Not overpaying
Knowing what a street actually trades at, and being willing to say the number is wrong.
The inspection
One of my buyers needed a new roof out of theirs. They got a new roof before closing. That conversation is where representation earns itself.
Answering the phone
Day or night, through the parts that feel slow and the parts that happen in an afternoon.

We were first time home-buyers and were relatively new to the area, and she really took the time to make sure we had all of the information and help we needed and were comfortable every step of the way. She was always available if we had questions, and when we went to look at houses she did a great job finding homes that fit our priorities and pointing things out to us that we may not have noticed. She was able to negotiate to get the seller to cover some of our closing costs, and she worked tirelessly to get our contract out, negotiated, and accepted over the course of a day. She did awesome work and I highly recommend her!”
“Kennedy did a fantastic job as my realtor. She helped me purchase a condominium in Lexington Ky. She helped negotiate the price and made sure I didn't overpay for the property. She is very knowledgeable and familiar with Lexington and surrounding areas. She also can recommend other professionals to assist you with financing, inspections, etc. She is very responsive to questions and concerns. Overall five star recommendation!”
“She has walked us through the home building process with ease. She is great at communicating with the builder and listening to our wants and needs. We love that she is knowledgeable about the area and passionate about her work.”
“I cannot say enough great things about, Kennedy. I'm planning a move from TN to Lexington and I know very little about the area. She has been selfless with her time; showing me around LEX, researching properties and answering my countless questions (just to name a few). She is knowledgeable and a go-getter and truly wants what is best for her clients. Working with Kennedy has been a wonderful experience!! 5-stars across the board!!!”
